Crown Farm Project / Aventiene
Crown Village Farm LLC, has submitted this Schematic Development Plan (SDP-06-006) application. This plan is in accordance with the approved and amended annexation X-182, R-82-06 and R-21-08, and the approved Z-310 Sketch Plan, O-1-08.
The subject property is generally located east of the intersection of Diamondback Drive and Sam Eig Highway, south of that portion of Fields Road located within the corporate limits of the City of Gaithersburg, west of Omega Drive, and north of the current terminus points of Diamondback Drive and Decoverly Drive. The property includes portions of Sam Eig Highway , Fields Road and Research Boulevard right of ways that abut the property and are not currently within the municipal limits of the City of Gaithersburg .
SUMMARY OF PROPOSED DEVELOPMENT:
During September 22-25, 2005, a public charrette was held regarding the future of the Crown Farm. This charrette provided the basis for the plan submitted under annexation application X-182. The Mayor & City Council approved the Crown Farm annexation into the City, August 7, 2006 by resolution R-82-06. In addition to the annexation approval, the Mayor & City Council also established MXD (Mixed Use Development) zoning for the Crown Farm and approved the associated sketch plan by ordinance O-8-06. The approved sketch plan was based upon and further defined by the approved X-182 Annexation Agreement.
The sketch plan and agreement established a mix of uses including 2250 residential units in a variety of dwelling types and 320,000 square feet of commercial/retail development. The Crown property will be divided into six (6) neighborhoods based upon the pods approved at Sketch Plan.
Application SDP-06-005 focuses primarily on Neighborhoods 2 and 3 and the base infrastructure needed for the entire site, including road code waivers, environmental waivers, stormwater management (SWM), and forest conservation. The remaining neighborhoods will be submitted as separate SDP/site plan applications at future dates. Neighborhoods 1 (SDP-06-006) and 5 will include both residential and commercial elements. Neighborhood 4 is a future City of Gaithersburg park. Neighborhood 6 is a future Montgomery County Public High School site.
