City Building, Electrical and Fire Code

Building Code

Per the State of Maryland, as of July 1, 2012, all jurisdictions in the state are required to enforce the 2012 version of the following codes:

  • The International Building Code
  • The International Residential Code
  • The International Energy Conservation Code

For the time being, until the City officially adopts these 2012 codes, amendments to the 2009  codes shall continue to apply to the 2012 codes, as is practical.  All other codes in effect are as previously listed.

Additionally, as of March 15, 2012, the State of Maryland also began enforcing the 2010 version of the Americans with Disability Act Accessibility Guidelines (ADAAG).  As with the newer codes above, all jurisdictions in Maryland are required to enforce this new standard.

Electrical Code

The City of Gaithersburg has adopted the 2008 Edition of THE NATIONAL ELECTRICAL CODE, ANSI, as adopted by the National Fire Protection Association - www.nfpa.org

Fire Code

City of Gaithersburg adopts the Montgomery County Fire Safety Code in its entirety, including all adoptions and amendments to the National Fire Protection Association (NFPA) Codes and Standards. The Montgomery County amendments for construction codes is Executive Regulation 22-98, and the amendments for fire protection systems is Executive Regulation 10-97.

Property Maintenance Code

Chapter 17AA of the Gaithersburg City Code adopts by reference with amendments the 2003 International Property Maintenance Code (IPMC) as published by the International Code Council. The provisions of the code shall apply to all existing residential and nonresidential structures and premises.
