The subject property is 700 North Frederick Avenue, located in the southwest quadrant of the intersection of North Frederick (MD 355) & Montgomery Village (MD 124) Avenues.
The applicant requests approval of Sketch Plan Application SK-8495-2020. The subject area is a ±44 acre tract of land developed as an existing office complex owned by MFV 700 NFA, LLC and DNIP4 700 MFA, LLC.
SK-8495-2020 is a revision to SK-8180-2019, approved in August 2019. Previously approved SK-8180-2019 allows up to 650,000 square feet of commercial/employment/industrial uses in multiple buildings up to 6 stories high. The current application retains much of what was approved in SK-8180-2019, including the same allowable uses, the 650,000 square foot density cap and the 6 story height limit. Notable changes from SK-8180-2019 include the ability to develop the site with one or more buildings containing one or more uses as well as some changes to the proposed green areas.
The Applicant’s intent with this Sketch Plan is to provide for the creation of new employment opportunities near existing transportation infrastructure, residences, and retail services, and advance economic development in the City. The Sketch Plan provides flexibility for future redevelopment of the property, including the possibility of developing the property with a “last mile” logistics delivery facility as discussed in the Applicant’s Statement of Justification (Exhibit 2).
The joint public hearing for SK-8495-2020 is scheduled for Monday, June 15, 2020. Public testimony will be taken during the public hearing.
