Project Description

The applicant requests approval of Sketch Plan Application SK-8180-2019. The subject area is a ±44 acre tract of land developed as an existing office complex owned by MFV 700 NFA, LLC and DNIP4 700 MFA, LLC.

This Sketch Plan outlines the Applicant’s intent to provide modern and flexible space for a range of commercial uses at a highly visible location, create new employment opportunities near existing transportation infrastructure, residences, and retail services, and advance economic development in the City. The Sketch Plan proposes up to 650,000 square feet of commercial/employment/industrial uses in buildings up to 6 stories in height. The Applicant envisions the property as a new employment hub, able to accommodate and attract uses such as bioscience, research and development, and modern light manufacturing, among others. The expansion of these employment areas, proximate to the considerable range of existing retail, personal services, and residential uses, promotes the efficient development of land and provides a significant economic development opportunity in the City.

The Sketch Plan also complies with and helps facilitate the City’s long-standing master planned recommendations for the property; specifically, developing the property with commercial/industrial-research-office uses.

Status

The joint public hearing for SK-8180-2019 was held on Monday, June 3, 2019. The Planning Commission record will be open until 5 p.m. Friday, July 5, 2019, with Planning Commission recommendation scheduled for July 17, 2019, at 7:30 p.m. in the City Hall Council Chambers. The Mayor & City Council record will be open until 5 p.m. July 26, 2019, with Policy Discussion scheduled for August 19, 2019, at 7:30 p.m. in the City Hall Council Chambers.
