On July 18, 2016, the Mayor and City Council approved Zoning Map Amendment Application, Z-7262-2016, as Ordinance O-5-16. The approval included the rezoning of four properties located at 700 Quince Orchard Road, 1 Bank Street, 5 Bank Street and 14 Firstfield Road to the MXD (Mixed Use Development) Zone and established a new Sketch Plan. The Sketch Plan divided the property into three Blocks. Block 1 proposes up to 400,000 square feet of commercial with a combination of lab/office, R&D technology, retail/restaurant and other uses. Block 2 proposes up to 175 residential townhomes or two-over-two condominium units with a possible 5,000 square foot commercial component. Block 3 proposes a cap of 200,000 square feet of the same commercial uses for Block 1, with the addition of medical clinics and hotel.
On January 22, 2019, the Mayor and City Council approved Schematic Development Plan, SDP- 7927-2018, as Resolution R-7-19 to construct a new parking facility and two new street for existing office building. The parking for this property was divided into two phases. The first initial phase is a surface parking lot. The second potential future phase will allow an option for the construction of a two-level parking deck. The Mayor and City Council also approved Road Code Waiver application, RC-7935-2018, as Resolution R-8-19, to reduce the minimal pavement width for the two new streets.
