Proposal

The Applicant is requesting Preliminary & Final Site Plan approval for a six-story mixed-use building that contains 8,663 square feet of ground floor retail, five-story multi-family apartments, 1,044 square feet of amenity space and an associated three-level parking garage. The residential section of the building will contain 109 dwelling units consisting of 10 studios, 70 one-bedrooms, 25 two-bedrooms and 4 ground floor walk-up one-bedroom units. The Applicant received Concept Site Plan SP-7311-2016 approval on July 19, 2017. The Applicant also received a height waiver by the Mayor & City Council as Resolution R-54-17 on September 18, 2017. Preliminary / Final Site Plan application was submitted on March 12, 2018 for the final architecture plans for the building, signage, parking garage and other site plan improvements.

Status

The original site plan was approved on April 4, 2018. The Planning Commission granted a one-year extension of the final site plan on February 19, 2020. The site received a further extension by the City Manager under the authority of the February 1, 2021 City Manager’s Executive Order due to the COVID-19 pandemic. The site plan later expired on October 4, 2021, therefore the Applicant submitted a new Final Site Plan application seeking reapproval of the previously approved plans. On November 17, 2021, the Planning Commission granted reapproved of the final site plan.
