The subject property is located at 315 East Diamond Avenue and zoned CBD (Central Business District). The property is located within the Olde Towne District and is currently used as a parking lot.



The Applicant is requesting Preliminary & Final Site Plan approval for a six-story mixed-use building that contains 8,663 square feet of ground floor retail, five-story multi-family apartments, 1,044 square feet of amenity space and an associated three-level parking garage. The residential section of the building will contain 109 dwelling units consisting of 10 studios, 70 one-bedrooms, 25 two-bedrooms and 4 ground floor walk-up one-bedroom units. The Applicant received Concept Site Plan SP-7311-2016 approval on July 19, 2017. The Applicant also received a height waiver by the Mayor & City Council as Resolution R-54-17 on September 18, 2017. Preliminary / Final Site Plan application was submitted on March 12, 2018 for the final architecture plans for the building, signage, parking garage and other site plan improvements.


The Planning Commission approved the final site plans on April 4, 2018.
