The subject property is known as Block “F” of Sketch Plan SK-7837-2018 and is generally bounded by Kentlands Boulevard to the north, Commerce Place to the west, Center Point Way to the south and a proposed New Lane to the east separating the property from the adjacent stacked townhomes.
The applicant is requesting Schematic Development Plan approval for the redevelopment of an existing surface parking lot and retail strip into a six-story mixed-use building. The plan proposes 245 apartments, 12,125 square feet of commercial space and 576 parking spaces for both residential and commercial use within one building (see materials under the Documents section for additional details on the proposed plan).
On July 16, 2018, the Mayor & City Council approved Sketch Plan SK-7837-2018 for the redevelopment of Kentlands Market Square Property into a mixed-use community as envisioned by the City’s “Kentlands Boulevard Commercial District Special Study Area” (the Master Plan). The Sketch Plan permits up to 1,200,000 square feet of commercial/non-residential uses and up to 1,614 residential units on approximately 21 acres. The current application, SDP-8146-2019 represents the first phase of this redevelopment approved as part of the sketch plan.
The joint public hearing for SDP-8146-2019 is scheduled for Monday, June 17, 2019. Public testimony will be taken during the public hearing.
