For Sale Units

In the City of Gaithersburg there are two types of affordable units –Moderately Priced Dwelling Units (MPDUs), and Workforce Housing Units (WFHUs). Both types of affordable units may be available as new or resale. MPDUs and WFHUs are offered to first-time homebuyers who have a moderate level of household income.

MPDU/WFHU purchasers buy a home in the City of Gaithersburg at a more affordable price, compared with homes priced at market rates. By purchasing a MPDU/WFHU home with a standard 30-year fixed rate mortgage, the MPDU/WFHU owner’s monthly mortgage payment will not increase each year (unlike rent, which typically increases annually).

People interested in applying to purchase a MPDU or WFHU through the City of Gaithersburg’s Affordable Housing Purchase (AHP) Program must meet certain requirements:

  • Be a first time homebuyer.
  • Meet the program’s household income to obtain the Certificate of Eligibility.
  • Complete two required trainings: First-Time Homebuyer Counseling Class and MPDU Orientation Seminar (offered by Montgomery County) - www.montgomerycountymd.gov
  • Be prepared for a future home purchase. This involves obtaining financing and paying the fees associated with buying a property.
