A Residential Shed Permit is required for all new residential sheds as well as any additions or alterations.
Sheds in the City of Gaithersburg may be prefabricated or constructed on site. If a contractor is constructing a shed onsite, they must be licensed by the Maryland Home Improvement Commission. Maryland law requires the contractor to obtain the permit. Homeowners may obtain a permit and construct a shed on their own property without a license, provided they are doing the work themselves.

Shed Permit Procedures

A building permit is required to install or construct any shed in the City of Gaithersburg.

Sheds located in residential zones are permitted only on lots with an established principal use.

Regardless of size, a shed shall comply with the zoning ordinance for setbacks and location.

All sheds shall be anchored to resist wind loads. Approved tie-downs of metal straps, cables, chains, etc., installed according to manufacturer’s specifications, may be used. Skids or railroad ties are not acceptable for anchorage without tie-downs.

Sheds with a floor area of less than 120 sq. ft. are not required to have footings. Sheds with a floor area of 120 sq. ft. or more shall have footings meeting the requirements of section R-403, 2013 International Residential Code.

To apply for a building permit, furnish one hard copy and one digital copy of an accurately scaled house location plat, two complete structural drawings, fully completed building permit application, and fee.
